Second step is to think about the future. What is going to happen in this future location.

Third step is to think about the future resale of your property. What are buyers going to like in the future about your location?

If it is easy to buy, it is going to be hard to sell in the future and if it's hard to buy now, it's going to be easy to sell in the future.
