Toowoomba’s property market continues to show why local fundamentals matter more than national headlines.
Our 2026/27 Market Report points to a market still being supported by strong demand, limited housing supply, population growth and major infrastructure investment.
Residential market remains strong
The residential sales market has continued to perform well, supported by local, intrastate and interstate demand.
The median dwelling price is now $776,000, with dwelling prices increasing 21.2% year-on-year across houses and units.
Toowoomba also continues to benefit from relative affordability compared with other parts of South-East Queensland, along with a diverse local employment base.
Rental supply remains tight
The rental market continues to be heavily constrained.
Vacancy is sitting at just 0.7%, while the median leased price has increased to $575 per week, up 13.9% year-on-year.
Strong tenant demand, limited new housing supply and continued population growth are all contributing to pressure on available rental stock.
Commercial market is becoming more selective
The commercial market is showing a more mixed picture.
New listings increased 9.1% year-on-year, while sold listings fell 50% and median days listed increased to 218 days.
Industrial property remains a standout, supported by limited supply, while quality retail assets and adaptable mixed-use properties continue to attract investor interest.
Infrastructure continues to support growth
Toowoomba’s long-term outlook continues to be underpinned by major investment across the region.
The $1.3 billion Toowoomba Hospital is underway, alongside the $54 million Showgrounds revitalisation and a $270 million upgrade to Cressbrook Dam.
These projects continue to support jobs, population growth and confidence in the region.

We continue to see strong fundamentals in established Eastern suburbs, the North-Western corridor and quality industrial property.
